Lease terms differ from case to case. The length of leases can vary and would depend on the property and use. 

It is likely that you will need to pay a deposit; the amount requested will depend on the length of lease and other financial factors.

Repairs and service charges

Most tenants have full repairing and insuring (FRI) leases. This means the tenant must repair and maintain their property. They must also pay a share of any common repairs and the Buildings Insurance premium.

A service charge is needed to maintain common areas and services at a property. Shares of any common repairs are costed using floor areas.

Sharing space and alterations

You are not allowed to share with another tenant. Your lease may allow you to sub let or assign a property but you should always seek expert advice.

Tenants may sometimes be allowed to alter a property. You will need our consent as landlord. You may also need to apply for planning permission and get a building warrant. We recommend you seek expert advice.
